Home Inspections for Buyer's
When you need to know important issues about your home before you buy. A detailed Computer Generated Report with digital photos formatted by new TREC REI 7-2 Standards is provided. Home Inspection covers Structural from roof to foundation, Electrical, Heating and Cooling, Plumbing, Appliances, and Optional Systems. It is always a good idea to have your Home Inspection completed at the beginning of your “option period”, so you will have plenty of time to address potential problems, or concerns. Keep in mind, that without a detailed Home Inspection, you could be inheriting costly deficiencies the seller may not have disclosed or wants you to know about.
Home Inspections for Sellers (Pre-Listing)
A Professional Home Inspection is also a valuable tool for Homes that are up for re-sale. Getting a Home Inspection before putting your house on the market can give you a better understanding of the condition of your home. A thorough Home Inspection can better prepare you with important information of items the buyer’s inspector will generally be looking for, thus, you have no surprises and the whole selling process just became easier!
New Home/One Year Warranty Inspections
Homes that are newly built usually within a year, or prior to expiration of the Home Warranty, can have areas of incompleteness and/or improperly installed components that if left un-detected could become a very expensive out-of-pocket expense. Many builder’s offer warranties on their homes up to one year as a State Requirement, which is usually not mentioned until it’s too late. That is why it is a good idea to get a third party, non-bias inspection performed. That way you can be confident that all areas of construction are done properly and in accordance with important building standards.
HUD/FHA Inspections
A detailed Home Inspection is recognized and accepted in accordance with strict government requirements and can help you in getting your loan. Our inspections exceed the minimum standards that government agencies recognize. We are also registered with showings and have full HUD Key access for ease of entrance into the structure.
Commercial Real Estate Inspections
A full Property Condition Assessment, or PCA, on your commercial property can be worth its weight in gold. Your company will receive a full break-down of important components about your building and provide you with a comprehensive formatted report that is recognized in the commercial industry.
Condominium/Town House/Apartment Inspections
Since most condos are small, the inspection is broken down into rooms as opposed to systems. The Condo or Town-house Inspection is much like a Standard Home Inspection and covers all major components inside the structure. Areas of egress should be made accessible to outdoor cooling equipment, inside attic spaces, if applicable, and onto the roof covering. Sometimes deficiencies are noticed with the entire building structure, that the condo or apartment is a part of, but not where the unit is located. That is why knowing the condition of the entire building can be more beneficial than just focusing on one unit.
Home Maintenance Inspections (Periodic)
Home Maintenance Inspections provided every two years to assure structure integrity in-between heavy weather conditions that can affect your homes performance. Also good to check the structure for settlement cracks and signs of wood destroying insects that can decrease home value or pose a physical risk if left un-detected.
Single Component Inspections
Single Component Inspections are great when an entire inspection is not necessary. Each component can be inspected individually as needed to obtain every bit of information about the condition of an item so you can have a clearer understanding of the condition of that system component. Examples are Swimming pool, Septic Systems, and Optional Components also recognized by most lenders.
4-Point Insurance Inspections
Usually intended for insurance purposes, but can be used when only key items are in need of inspection - in a short format- which can be quicker and includes: Plumbing Supply, Drains and Fixtures, Electrical System, Grounding, Connected Devices and Fixtures, Heating and Air Conditioning, Roof Covering and Systems, and some Other Components, if applicable.
Re-Inspections
Re-inspections are necessary when you need to know if deficient items indentified in previous inspection(s) were addressed or properly repaired in accordance to standards at a reduced price. Re-inspections are common and can easily be broken down into single components and prepared for you as a second addendum to the primary report. Re-inspections are encouraged by lenders and can be a good tool to have at closing.
Investigative Type of Inspections
This inspection is performed when the homeowner feels a problem may exist usually after a big storm or when unusual noise or strange smells may be present. These areas if overlooked, could become an expensive repair. Sometimes unusual pests and insect infestations that cannot be identified may require a more investigative approach by an expert.
Water-Quality Testing
As with air-quality testing, water-quality testing can help to determine whether or not tap water or well-water (ground-water) is safe to consumer and use. Such tests can determine the levels of pollutants, contaminants, and illness-causing organisms in water in order to increase health and quality-of-life.
Mold Inspections
Mold contamination can destroy property and deteriorate health. A mold inspection not only identifies whether or not a property is infested with mold, but it can also lead to remediation to eliminate and control future infestations.
WDO Inspections
WDO, or wood-destroying organisms include, but are not limited to, termites, ants, bees, and various micro-organism (such as fungus). WDO inspections help to identify the source which, if caught early-on, can save property owners from exorbitant repair costs associated with eradication and the replacement of a home's or building's structure and framework.
